TPM Management Ltd.

TPM Management Ltd. is the property management arm of Royal LePage Coast Capital Realty, owned by Mr. Danilo Danzo. With extensive experience, we have been successfully managing commercial & residential real estate for over 40 years.

Present Management Portfolio:

  • Office space - 208,000 sq. ft
  • Retail space - 155,000 sq. ft.
  • Warehousing - 90,000 sq. ft
  • Residential suites - over 500, comprised of individual houses, condos, co-op's, strata's & rental apartments.

Summary of Services for Multi-unit Rental Properties:

    Accounting/Banking/Budgeting

  • Preparation of annual budget, forecast capital budgets, and review of maintenance requirements for the property with the owner' review and approval
  • Prepare monthly computerized income and expense statements
  • Collect monthly assessments and other revenue including parking
  • Payment of monthly expenses
  • Maintain trust bank accounts for each specific owner's property
  • Invest and manage reserve funds with owner input and maintain operating funds
  • Provisions for administrative services over and above normal property management duties
  • Ensure that all contract/budget items are adhered to.
  • Notification to owner of all irregularities, whether "tenant or financially related"
  • File necessary documents with government authorities and attend where required
  • Tenant agreements, reference/credit checks, inspections, hearings, collections

    • Maintenance:

  • Conduct site visits to ensure maintenance standards are adhered to * Maintain building maintenance log for the building
  • Co-ordinate and supervise preventative and routine maintenance
  • Dispatch and supervise appropriate maintenance and trades-people when required at the property
  • Provisions for supervision of tendering and bid process for major repairs and maintenance or special projects
  • Maintain 24 hour emergency access to property managers and maintenance
  • Dispatch appropriate trades in emergency situations
  • Handyman services including minor electrical, plumbing, construction repairs are available at a rate of $25.00 per hour (subject to change without notice). These services can reduce costs on minor repairs and are available through our 24 hour paging service in case of an emergency.

Property Managers

Ms. Debbie Hunt has been involved in Property Management for the last 17 years with Mr. Danzo and his affiliated companies. She obtained her licence from the BC Real Estate Council in 1992. Her background is in accounting and building construction/supplies. This has given her an excellent grasp of effective and efficient building operation and maintenance, always keeping the budget and owner requirements as a prime consideration.

Ms. Carol Willman has been involved in the Real Estate industry for the past 13 years. She has an extensive background with relocation services, residential management and co-op's. Carol obtained her 9.15 (agent/nominee) licence from BC Real Estate Council in 1994. Carol brings with her a wealth of information within the property management field to assist us in managing your property effectively and efficiently.
